Project Overview
This project involved the removal of an old metal roof and the installation of a new shingle and rubber roof on a residential property in Newark, NJ. The existing roof showed significant wear and damage, prompting the need for a complete replacement. The project aimed to enhance the property's weather resistance and aesthetic appeal.
Analysis
The existing metal roof exhibited signs of severe deterioration, including rust and water damage, likely due to prolonged exposure to harsh weather conditions. The underlying sheathing was also compromised, necessitating replacement. The decision to install a combination of shingle and rubber roofing was driven by the need for durability and flexibility in handling Newark's variable climate. Shingles provide a traditional look and effective water shedding, while the rubber membrane offers superior waterproofing for flat sections.
Process
Removed existing metal roofing and inspected underlying sheathing. Replaced damaged sheathing with new plywood. Installed ice and water shield along eaves and valleys. Laid down synthetic underlayment over the entire roof deck. Installed architectural shingles on sloped sections. Applied rubber membrane roofing on flat sections. Sealed all flashing and roof penetrations with polyurethane caulk.
Outcome
The completed roof replacement resulted in a visually appealing and highly functional roofing system. The combination of shingles and rubber membrane provides excellent protection against the elements, ensuring long-term durability. The project was completed with a warranty on both materials and workmanship, offering peace of mind to the homeowner.
