Your roof is under 15 years old. Quality asphalt shingles have a 25–30 year lifespan. If your roof is less than halfway through its expected life and the damage is limited, repair makes financial sense.

One storm caused the damage. Storm damage to an otherwise healthy roof is a repair situation (and may be covered by insurance).

Replacement Is the Right Call When:

Your roof is 20–25+ years old. Once a roof reaches this age, repairs become a game of whack-a-mole. Problems appear faster than you can patch them. A new roof provides 25–30 years of reliable performance.

More than 30% of the surface is damaged. When significant portions are compromised, the cost of piecemeal repairs approaches or exceeds replacement cost. At this point, a new roof delivers better long-term value.

You have multiple layers of shingles. Building codes allow up to two layers of shingles. If your roof already has two layers, a third is not permitted — you must tear off and start fresh.

There's structural damage beneath the shingles. Rotted decking or damaged rafters require the shingles to come off anyway. If the structure is compromised, a full replacement is often the most practical approach.
