Factors That Point to Repair
A repair is the right call when:
- Damage is isolated. A single storm impact, a failed flashing section, or a localized area of missing shingles can be repaired without touching the rest of the roof.
- The roof is under 15 years old. A relatively young roof with an isolated problem is worth repairing if the rest of the decking and shingles are in sound condition.
- Decking is dry and solid. If an inspection reveals the underlying roof deck is structurally intact and not rotted or water-soaked, repairs can extend the roof's life meaningfully.
Factors That Point to Replacement
A full replacement makes more financial sense when:
- The roof is 20+ years old. Shingles near the end of their design life will continue to fail in multiple spots. Patching one area this year and another area next year adds up quickly.
- Granule loss is widespread. When shingles across the roof have lost their granule coating, the entire surface is UV-compromised and no longer shedding water effectively.
- Multiple leaks exist. One active leak can mean a localized failure. Two or more simultaneous leaks signal systemic deterioration.
- The decking is soft or damaged. Wet, soft, or rotted decking requires full removal of shingles to repair properly. At that point, replacing the full roof surface is nearly the same labor cost.
- Insurance is involved. Storm damage claims often cover full replacement if damage meets a threshold. A roofing contractor can help document the claim.
