Roof replacement is one of the largest home improvement investments a homeowner makes. A consistent annual maintenance routine — most of which requires no ladder — can add five to ten years to the life of an average roof and save thousands in avoided repairs.
Spring Checklist (April – May)
After winter, before the wet season:
- Walk your property perimeter and look for shingles on the ground or in landscaping
- Check gutters for accumulated granules — heavy granule loss indicates shingle aging
- Clean gutters and flush downspouts to confirm free flow
- Inspect visible chimney mortar from the ground with binoculars — look for white staining (efflorescence) or visible gaps
- Check attic for new staining, wet insulation, or daylight penetration
- Inspect soffit and fascia for rot, paint peeling, or pest entry points
Fall Checklist (October – November)
Before winter and storm season:
- Clear gutters of fall leaves and debris — blocked gutters in winter create ice dam conditions
- Trim overhanging tree branches that could contact or damage the roof in a storm
- Check all roof penetrations (vents, pipes, skylights) for deteriorated or missing sealant
- Inspect attic insulation depth — proper insulation reduces ice dam risk by maintaining a cold roof deck
- If accessible, check flashing at chimney and valleys for lifting or corrosion
After Any Major Storm
- Ground-level visual inspection for storm damage
- Check gutters and downspouts for impact damage or disconnection
- Inspect attic within 24 hours for new moisture signs
