Flat roofs — more accurately described as low-slope roofs — are common on commercial buildings, rowhomes, building extensions, and garages across New Jersey. They require a different maintenance approach than sloped roofs and have different failure modes.

Common Flat Roof Systems

EPDM (Ethylene Propylene Diene Monomer) is a black rubber membrane installed in large sheets. It is flexible, durable, and handles freeze-thaw cycles well. EPDM is the most common flat roofing material on North Jersey residential properties.

TPO (Thermoplastic Polyolefin) is a white or light gray membrane that reflects solar heat. It is common on commercial properties where energy efficiency is a priority. TPO seams are heat-welded and highly resistant to water infiltration when properly installed.

Modified Bitumen is an asphalt-based system that can be torch-applied or self-adhered. Common on older commercial buildings and a good mid-range option for residential low-slope applications.

Maintenance Schedule

Semi-annually (spring and fall):

  • Clear all drains and scuppers of debris
  • Inspect field membrane for blistering, tears, or punctures
  • Check all seams and termination points
  • Inspect flashings at parapet walls, penetrations, and equipment curbs
  • Clear any standing water from depressions

After major storms:

  • Inspect for puncture damage from debris
  • Verify drains are not blocked
  • Check for displaced or lifted membrane sections

Common Problems and What They Mean

Ponding water (water that remains more than 48 hours after rain) accelerates membrane deterioration and adds structural load. The solution is usually improving drainage — not simply patching the membrane.

Blistering occurs when air or moisture is trapped beneath the membrane. Small blisters can be monitored; large or numerous blisters indicate a systemic problem.

Seam separation is the most serious failure mode — seams that lift allow water direct access to the roof deck.

Extending Flat Roof Life

With proper maintenance, a quality EPDM or TPO system should last 20 to 30 years. Annual professional inspections catch problems when repairs are still minor.
