Flat roofing systems — primarily EPDM (rubber) and TPO (thermoplastic polyolefin) membranes — are common on commercial buildings, home additions, and low-slope sections of residential roofs. They require different maintenance strategies than pitched shingle roofs.

How Long Do Flat Roofs Last?

A properly installed and maintained EPDM or TPO roof should last 20–30 years. Neglected flat roofs often fail in 10–15 years due to avoidable issues like ponding water, blocked drains, and minor punctures that grow into major failures.

The Biggest Flat Roof Enemy: Ponding Water

Flat roofs aren't truly flat — they have a slight pitch (typically 1/8 to 1/4 inch per foot) that directs water toward drains or scuppers. When drains are blocked or the roof deck settles unevenly, water ponds. Ponding water accelerates membrane degradation and adds structural load. Any area of your flat roof that holds standing water 48+ hours after rain needs attention.

Annual Inspection Checklist

Membrane condition:

  • Look for blisters (air or water trapped under membrane)
  • Check seams and lap joints for lifting or separation
  • Inspect around all penetrations (pipes, vents, HVAC units) for cracks or gaps

Drainage:

  • Clear all roof drains and scuppers of debris
  • Verify water flows toward drains without pooling
  • Check interior drains for blockage

Flashings:

  • Inspect base flashings at parapet walls
  • Check counter flashings at walls
  • Look for cracks in coping on top of parapet walls

Penetrations:

  • All pipes, curbs, and equipment curbs should be cleanly flashed with no gaps

Common Repairs

Seam repairs involve cleaning and re-bonding lifted seam areas with appropriate adhesive or installing new seam tape over the problem area.

Puncture patching uses membrane material and lap sealant. Small punctures are common from foot traffic or falling debris and are inexpensive to fix when caught early.

Drain replacement may be needed if cast-iron drains have corroded or if the drain frame is no longer properly bonded to the membrane.

When to Replace vs. Repair

If your flat roof has multiple failing seams, extensive blistering, or significant ponding areas with structural deck damage beneath, repair costs can approach replacement. A full flat roof replacement with new TPO or EPDM membrane runs $8–$15 per square foot installed in New Jersey, depending on conditions.
