Flat Roof Maintenance: Keeping EPDM and TPO in Service Longer

Flat and low-slope roofs use membrane systems — most commonly EPDM (rubber) or TPO (thermoplastic polyolefin) — rather than the shingles used on pitched roofs. They work fundamentally differently, fail differently, and require a different maintenance approach.

A well-maintained EPDM roof can last 25–30 years. Neglected, it fails in 10–15. Here's what proper maintenance looks like.

Annual Inspection Checklist

Seams and Laps
The weakest points on any membrane roof are the seams — where sheets are joined with adhesive or heat welding (TPO). Inspect all seams for lifting, bubbling, or separation. A seam failure that goes unnoticed becomes a major leak within one or two rain events.

Drains and Scuppers
Debris accumulation in flat roof drains causes ponding water. Water should drain within 48 hours of rainfall — if it's still sitting after that, there's either insufficient drainage or a drain clog. Ponding water puts significant weight load on the structure and accelerates membrane degradation.

Penetration Flashings
Every penetration — HVAC units, vents, pipe boots, skylights — is a potential failure point. The flashing around these penetrations needs to be checked for cracking, separation, and proper sealing annually.

Surface Condition
Look for blistering (air or moisture trapped under the membrane), surface cracking on older EPDM, and punctures. Mechanical damage from HVAC service personnel walking the roof is a common source of hidden punctures.

EPDM vs. TPO: Different Failure Modes

EPDM is a black rubber membrane. It shrinks slightly over time, which can stress perimeter termination bars and pull seams. Repairs are made with EPDM seam tape or liquid flashing — both effective when properly applied.

TPO is white and heat-welded at seams. It performs well in UV exposure (unlike EPDM, which can degrade in intense sun) but is more susceptible to puncture. Seam failures on TPO are repaired with heat welding.

When to Repair vs. Replace a Flat Roof

Repair when:

  • Damage is limited to a few seam laps or penetration flashings
  • The membrane field is in generally good condition
  • The roof is under 15 years old

Replace when:

  • Blistering or cracking is widespread across the membrane field
  • Multiple areas have been repaired and continue to fail
  • The roof is 20+ years old and showing systemic deterioration
