Planning a Complete Exterior Renovation: Where to Start

A full exterior renovation — touching the roof, siding, windows, gutters, doors, and masonry — is one of the most transformative projects a homeowner can undertake. It's also complex enough that sequencing matters significantly. Doing things in the wrong order costs money and creates rework.

Assess Before You Plan

Before committing to any scope, get a comprehensive assessment of every exterior system. A good contractor walks the entire exterior with you and notes:

  • Roof condition and remaining lifespan
  • Gutter and drainage conditions
  • Siding condition, rot areas, moisture intrusion points
  • Window and door frame condition
  • All masonry — chimney, steps, retaining walls, foundation
  • Grading and drainage at the foundation

This assessment reveals what needs immediate attention, what can wait, and what can be bundled efficiently.

The Right Renovation Sequence

1. Roof first. The roof is the top of the weather envelope. All other exterior work happens below it. If the roof is failing, water intrudes and damages everything else. Roof first, always.

2. Siding and windows. Once the roofline is solid, work down the walls. Window replacement is done while walls are accessible. Siding goes over the window flanges last.

3. Gutters and drainage. Install gutters after siding is complete. This ensures proper integration at the fascia and correct downspout termination relative to the finished grade.

4. Masonry work. Steps, walkways, and retaining walls can often be done in parallel with other trades, as long as scaffold access for siding doesn't conflict.

5. Painting and finishing. If trim painting or accent colors are part of the plan, this is done last after all surfaces are installed.

Budgeting Strategy

For a typical 2,000–2,500 sq ft colonial in North Jersey, a complete exterior renovation (roof, siding, gutters, windows, masonry) typically runs $40,000–$80,000+ depending on material choices and existing conditions.

Budget strategies:

  • Phase the work over 1–2 years if cash flow is a constraint — but always start with roof and drainage
  • Prioritize structural and weather-tightening work over cosmetic upgrades
  • Material selection (vinyl vs. fiber cement, asphalt vs. architectural shingles) has the largest impact on cost

Choosing a Contractor for Multi-Trade Work

Multi-trade exterior renovations benefit from a single general contractor who coordinates the sequence and holds responsibility for the full result. This eliminates coordination gaps that occur when separate roofers, siders, and masons work independently without communication.
