Driveway Repair and Exterior Curb Appeal in New Jersey
First impressions start at the street. No matter how well-maintained the rest of your property is, a cracked, potholed driveway signals neglect and detracts from your home's value. New Jersey's freeze-thaw winters are hard on paved surfaces, and most driveways need attention every 10 to 15 years.
Asphalt vs Concrete Driveways
Asphalt driveways are the most common in North Jersey. They are cost-effective, handle freeze-thaw cycles reasonably well, and can be resurfaced rather than fully replaced in many cases. Properly maintained asphalt lasts 20 to 25 years.
Concrete driveways are more expensive initially but last longer — 30 to 40 years with proper joint placement and sealing. Concrete resists fuel spills better than asphalt and is preferred for decorative applications.
Paver driveways (concrete pavers or natural stone) offer the most visual impact and can be repaired section by section without disturbing the entire surface. Individual pavers can be pulled and reset if they settle or crack.
When to Repair vs Replace
Repair is appropriate when:
- Cracks are isolated and less than 1/2 inch wide
- Surface is structurally sound with no major base failure
- Potholes are present but limited in number
Replacement is appropriate when:
- Cracking is widespread (alligator cracking)
- Surface has heaved, shifted, or settled significantly
- Underlying base has failed and is causing repetitive cracking in the same locations
- The driveway is more than 20 years old with extensive surface wear
The Repaving Process
A proper asphalt driveway installation starts with removing the existing surface, grading the sub-base, and compacting the aggregate base to the proper depth. Cutting corners on base preparation is the most common cause of premature driveway failure.
